Getting Started
Our management fee is a percentage of collected rental revenue, covering everything from guest communication and cleaning coordination to maintenance, dynamic pricing, professional photography, and listing management across 50+ booking channels. No long-term contracts. Reach out for a custom revenue projection tailored to your property.
Most properties are live and generating bookings within 14 days. Our onboarding process includes a professional photography session, listing creation across all major platforms, smart lock installation, and setup in our pricing system. We handle everything so your property starts earning as quickly as possible.
Our management team are experts in the local licensing process. We have helped hundreds of owners navigate the requirements without the headaches of doing it alone. We handle the paperwork, pay the licensing fees, and make sure everything is filed correctly. The license is issued in your name, with LocalVR listed as the emergency contact.
Our Guest Experience
Every reservation request goes through our dedicated screening team. We send guests your custom rental agreement and questionnaire, set house rules, enforce minimum night stays and price floors, and flag potential issues before they become problems. Our goal is to protect your property while maximizing revenue.
Our guest services and emergency maintenance team are available around the clock. When guests have an issue, they contact us directly, not you. You have peace of mind knowing every situation is handled professionally and promptly.
We inspect your home after every guest stay. If our inspection team finds any damage, it is documented immediately and charges are processed to the guest. Our LocalShield program provides additional damage protection with up to $10M in coverage.
Local Regulations & Tax
No. We handle calculating and remitting all applicable sales and lodging taxes on your behalf, filed directly to the proper authorities.
Requirements vary by market and jurisdiction. In most of the areas we serve, some form of licensing or permitting is required for stays under 30 days. Our team is well versed in local regulations across all seven of our markets and handles the entire process on your behalf.
Pricing, Marketing & Revenue
Your property is listed across 50+ booking channels, including Airbnb, VRBO, Booking.com, Plum Guide, Marriott Homes & Villas, and our direct booking site. Our listings are professionally optimized to rank at the top of search results on each platform, giving your property maximum visibility no matter where guests are searching.
Our revenue team uses proprietary pricing software built in-house, managed by experienced analysts who understand your specific market. They analyze real-time market data, competitor rates, local events, and demand patterns to adjust your pricing daily. Think of it like airline pricing, but with the expertise of a local team that knows when Breckenridge spring break drives rates up or when a shoulder season weekend needs a push. Your dedicated manager tracks performance and makes custom adjustments based on your property’s unique positioning.
We set price floors and minimum night stay requirements using market data from across the region to make sure your property is priced competitively. If you prefer to customize, all holiday pricing and floor settings can be adjusted through your owner tools.
Owner Experience
You receive detailed monthly owner statements showing a full breakdown of every reservation and expense. Revenue is deposited directly into your bank account after your review.
Everything you need is available in your Owner’s Portal. When you come on board, you receive access to view your calendar, revenue, booking metrics, and property performance data in real time.
Every property in our portfolio is covered by LocalShield, our comprehensive damage protection program that includes $1M per reservation in liability coverage and up to $30K in guest damage protection per reservation. Beyond that, our local team conducts detailed inspections after every guest stay, manages all vendor relationships, coordinates seasonal maintenance, and responds to emergencies around the clock.
