Vail's STR Licensing Requirements

Every rental unit requires its own license, and licenses must be renewed annually. You're also required to display the license number in all listings on Airbnb, VRBO, or any other platform.

The current license types expire February 28, 2027. For properties managed by a professional property manager with a signed 24/7 management contract, the registration fee is $50. For properties without an on-site manager, that fee rises to $260.

Beyond the license itself, compliance requires:

  • A signed affidavit confirming the unit meets health and safety standards
  • A designated local representative located within a 60-minute drive of the property
  • At least $1 million in homeowner's insurance
  • A fire department inspection every three years

It's worth noting that Vail voters narrowly defeated a proposed 6% excise tax on short-term rental income in November 2025 (Ballot Issue 2A lost by just 35 votes). The 10.8% combined rate remains in effect for 2026. If you own property in unincorporated Eagle County rather than within the Town of Vail, note that Eagle County voters did approve increasing the lodging tax on short-term rentals in unincorporated areas from 2% to 4%, effective January 1, 2026.

4. What happens at contract termination? Review the notice period, what happens to existing reservations, and whether there are any cancellation penalties.
